Hydra is a naturally beautiful and historically preserved island, where no cars or other vehicles are allowed. There are 2,500 permanent residents during winter and it is popular tourist spot in the summer. Hydra is located 60 miles south of Athens and is accessible daily by 5-7 scheduled hydrofoils that make the trip in 1 hour 30 minutes.
This 623sqm plot is within the town planning boundaries and has building rights of up to 50% of its area allowing one or more villas of up to approx 315sqm, depending on the building plans. It is surrounded by two pedestrian municipal roads and a stone steps path that connects them.
For those wishing to construct a home on this plot, we can put you in touch with professionals specializing in constructing traditional homes in Hydra.
The ground is rocky. Stone will have to be removed in order to build, which can be used as building material, as is usually done
The plot is located on the hill slope right above a beach bay, facing both the new and old seaside pedestrian streets of Hydra. There are steps leading down to the pebble beach below, right in front of the plot, across the road. Sunset views above the ocean can be enjoyed from the north and west, a rocky hill and pine trees to the East and the settlement area to the South.
The land is right next to the seaside municipal road. The land between the road and the sea is not allowed to be built on. The beach directly below has pebble, and is located in a small bay which is a designated swimming area so no boats are allowed in this bay and this is a much less visited beach than others on the island.
The distance from the main harbour and market is 800 meters and a nearby fishing harbour lies at 600 meters. The main harbour can accept yachts and both can harbour speed boats.
The surrounding area is purely residential and the plot lies next to historical mansions and some newly built traditional island style houses.
It is possible to sell part of the plot at a portion of the requested price and if this is of interest to you, please contact us for further details.
The plot has clean title. Forestry and archaeological clearances were previously issued when an original building permit was issued about 20 years ago although, as the present owners did not make use of this, this has now expired and new ones would need to be issued but nothing has changed since the original issues.
The land lies on the second highest value zone on Hydra and one of the highest in Greece.
