Reduced from 240,000 Euros. A lovingly restored 2 bedroom/2 bathroom village house of approx 116sqm on 690sqm plot located on the edge of the village of Filippos, approx 10 minutes’ drive from Vamos and the popular resort of Georgioupolis. This is the perfect home for anyone seeking a character filled property in a blissfully quiet rural location which is within easy reach of a number of local villages and the larger beach resorts.

The house is sold with all furniture and fittings included. As these are all of very high quality this is a huge benefit to potential buyers.

Accommodation details:

Entrance is through a traditional Cretan doorway into a covered area which is used for storage and the tumble drier. This then opens to the courtyard off which is the main house and the guest building. To the right of the courtyard is an archway leading to the garden at the rear of the property.

The courtyard has both covered and sunny areas and is charmingly decorated with Cretan urns, potted plants and seating areas, including an outdoor dining area.

The Main House

One enters through the courtyard to the dining area which is at the heart of the house. The dining room easily sits 8 – 10 people and is surrounded by the mezzanine floor above. In the corner is a very effective wood burner and under stairs storage.

To the right of the dining room is the large bathroom which has both bath and shower and a sink area which looks out on to the courtyard. All bathroom furniture is white.

The kitchen is down a step from the dining area and has white units and granite worktops. All appliances and units are in immaculate condition and of high quality. To the left of the first section of kitchen is another traditional archway and in this area is the cooker, small sink and another archway in which is the original oven, making a really special feature in the corner of the room.

The upper level is accessed via a wooden staircase to the right of the dining area and this takes one directly to the mezzanine floor which has the bedroom to the right and lounge area to the left.

All of the house is open plan with clearly defined areas.

As with downstairs, the walls and wood are painted white ensuring a bright, clean and fresh feel to the property, all the while keeping many of the original features.

Guest Building:

The guest house is also just off the courtyard and backs on to the garden. It has a large double bedroom and ample wardrobe space, along with table and chairs.

Additionally it has a large shower room which also has a new washing machine in.

As with the rest of the house, furniture and fittings are white with bold accent colours.  Any guests would feel instantly at home here!

Outside:

Terrace 1: This is reached from the lounge area and is a lovely covered dining and seating area with many plants and ornaments and views to the countryside. It also feels private and not overlooked.

Terrace 2: This is reached either from the garden or up from Terrace 1 and offers an ideal sunbathing area with 360 views of the White Mountains, forest and local area.

Terrace 3: This is a smaller terrace which sits on the roof of the guest building and has been constructed so an extra room can be built if required.

Garden:  The garden is accessed through a jasmine covered archway and a few steps lead up to a very traditional Cretan view – 17 olive trees, 1 fig and specially, the original threshing circle, still very much intact. The owners get a good olive harvest and make their own oil.

Property features:

Wooden double glazed doors and windows

Fly screens

Air conditioning

Traditional stone features

Off road parking area

Solar panel installation

Tiled floors

Lovely renovated property offering a main accommodation and a separate guest house (2 bedrooms/2 bathrooms in total) in a rural setting yet only a 10 minute drive from Vamos and the beach resort of Georgioupolis.
